When MIRA took over Puerto Cancún in 2012, the project was a distressed master plan with unrealized potential. Strategically located between the city and the sandbar, it offered rare access to the sea in a market dominated by hotels and tourism infrastructure.
MIRA saw the opportunity to reposition it as Cancun’s premier residential destination, a high-end, lifestyle-driven community designed to attract discerning homeowners seeking ocean access, privacy, and long-term value.
Puerto Cancún Reborn: Building Mexico's Premier Marina Destination
MiRA activated the site through large-format single family lots with ocean, golf, and marina views, priced to target high-value buyers. From the earliest phases, infrastructure was enhanced, land was subdivided, and sales were restarted, sparking renewed construction activity and long-term community growth.
The team also developed and operated Marina Town Center, a retail destination with luxury and lifestyle tenants overlooking the bay, and delivered apartments, boutique lots, and pads for future hotels and multifamily.
These phases laid the foundation for a complete, high-end neighborhood with year-round activity.

Over the course of 13 years, Puerto Cancún was transformed into a model of modern coastal living. MIRA reinvested in the golf course and expanded the country club offering to include a new spa, gym, pool, tennis and paddle courts.
The team also partnered with hospitality developers, including Renaissance, SLS, and Grand Hyatt, enabling the delivery of branded residences and luxury hotels that continue to elevate the destination’s profile.
